You've no doubt been hearing and seeing aerial drones in the skies over our neighborhoods in the last year. Drone technology is fast becoming the next great marketing wave for numerous projects and developments.
This exciting technology is not lost on real estate agents and homeowners seeking the latest advancements and marketing techniques to sell their homes.
The question is, does aerial videography work? Will it sell your home faster and will it yield higher prices? The simple answer is, it depends. If your property is surrounded by scenic mountain vistas, panoramic ocean views and architectural marvels, then the answer is most definitely yes! If a home is surrounded by power-lines, cables and nearby apartment complexes and trash dumpsters, then maybe it's not such a good idea.
The truth, as is in most cases, lies somewhere in the middle. From above the home, drones can provide the “vicinity” shot that no still or ground based video can produce. The drone's ability to go inside homes featuring high vaulted ceilings and walls of glass can yield dramatic first person views that are awe inspiring.
Buyers are always looking for the “Wow” factor. All things being equal, the drone video sets your listing apart from all the others and increases the excitement about the home and increases the number of property views.
Real estate wisdom postulates that with more views come more offers, and with more offers come higher prices. Drone videos can significantly add more value to your listing presentation.
THE FINE PRINT:
Not all drone videos are equal. Just take a look at some of the YouTube videos already out there. Drone Hi Def video sees every detail from the drone shadow and propellors to unsightly trash cans and unfinished yard work. As with any artistic endeavor, artistry and talent is involved. It takes a skilled operator to capture the finest aspects of your home correctly and professional post production is mandatory to the ultimate finished product.
Then there are the liabilities. As of this writing, only a very limited number of drone operators have received FAA permission to fly commercially. What does that mean to you? Firstly, unauthorized operators are not insurable. If for any reason the drone crashes into your neighbors window or hits a child on a bicycle down the street, can you guess who's going to be held responsible? Answer: The drone operator, the real estate agent , their agency and YOU the homeowner.
These liabilities are easily avoided by hiring or commissioning only FAA exempted companies. They can be insured and indemnify you from any unforeseen eventuality.
